I shopped a mortgage broker today, who really, really did not want to give me information unless I filled out an app (with my spouse.) I was supposed to go to see if we pre-qualified, based on scenario figures. It was not going to happen. Now I am looking at all the blanks on the eval form… She did not even ask me about our income and expenses, facts I had rehearsed so I could provide them naturally.

I suppose so. It needs narratives, so the questions I asked to try to "extract" the data will have to do.
I feel your pain. It isn't easy when the target does nothing and we have to describe nothing in 1,000 characters.

Okay, so did they attempt to pre-qualify you? Did you go in stating you found a house you wanted to buY? What was the scenario? I can maybe help you...since I used to be a mortgage broker................

I intend to live forever. So far, so good.
No attempt to pre-qualify. While I had a house, with a price, she wanted a signed offer with an application to proceed. I am not worried about it being invalid, just sitting here thinking about objective ways to describe a situation when someone was blowing me off. I'll have another coffee, and think objective thoughts.
I had a very similar $150 bank shop the other day, whereas the banker did zilch. Reporting nothingness is torture. Maybe you can use some of the words/terms below, such as "The banker made no attempt to pre-qualify us. She stated (quote) OR she explained an application, accompanied by a signed offer, was necessary before she was (able) (willing) to determine our eligibility." You could continue, "She did not ask us our total household income, blah, blah, blah (as listed below).

What she initially should have done is pre-qualify you, by asking a series of questions, focused on your employment history, gross income, fixed monthly expenses and savings and liquid assets. With this information, the MB does a debt-to-income (house payment to income and then an overall, all debt payments to income) analysis which determines the max you could qualify for when buying a home.

I did coax her to tell me about the different types of loans offered, and to explain the differences. A few different times, I led her along by saying I would like to know how feasible a loan would be before making the offer on a house. I did not use the phrase, "pre-qualify" as I was supposed to be a first-time home buyer without prior knowledge of the process or lingo. I guess she had somewhere to be. She did not ask for any contact information from me, so I won't be getting follow-ups like insurance or car dealer shops.
I generally describe the things they didn't say or ask that they should have said or asked. I had a car shop once where the guy didn't tell me about anything. So I said things like, "I commented on "this" and he said nothing. I twiddled "that" knob and he didn't take the opportunity to tell me what it was."

So in your case, "He did not ask about my income which would have enabled me to say XXXX. He did not ask about my estimated utility expenses which were supposed to be YYYYYY." Say what he didn't ask and mention how you would have answered it.

If there's anything he did say or ask about that wasn't part of the scenario, you could mention that, "He started talking about a ball game he saw Sunday and asked if I was a fan."

I know it's a pain when you have a character or word count to meet and there just isn't anything to say.

Time to build a bigger bridge.
