Tackling Apartment Shops...

I see so many of these popping up around me, but they scare me. I really enjoy looking at apartment so it won't really seem like work, but how are the reports? I am with Ellis, Mpact, Training Factor. Video shop or not, what are the pros and cons? What's the best company to get started with for these? If I work 9-5 during the week, is that going to really limit me? (not sure if they can be done on weekends)

IMHO, apartment shops for Ellis are by far the worst. The forum folks who do videos seem to feel Ellis is fine for video shopping but if you are doing the written reports they are redundant. I have done apartment shops for other companies and actually kind of like them. They pay a little more. Currently I do not shop for Ellis but have remained active with them. I am hoping that at some point they will redesign their report forms and that their editors will become kinder and gentler.
I agree Ellis reports are redundant and do both written and traditional shops for them. Because complexes are shopped so often I can wait for the bonus so my written reports pay almost as much as my video. While I've heard stories about some of their video shops not having a report or having a simple report, you can't prove that by me. All my video shops for them have had the identical report. My record for a report with them is 45 minutes with most being right at an hour. Total time for shops tends to be 90 minutes to two hours which would include the report, on site and phone calls.

And I forgot to mention the target shops for Ellis. All the companies that I've done apartment shops will allow me to ask for the target if I have not reached them by the third time. Not so for Ellis - they can have you trying to reach the target several times before they give in and let you ask for the target. PITA to be sure!
I liked doing Training Factor apartment shops. There is a bit of narrative but otherwise their shops are straight forward. If the rental office is open on the weekends and the guidelines don't state no weekends, you probably can do some then. I personally never did their shops on a weekend. Best thing you can do is sign up for as many companies as possible. There are apartment shops where there are only multiple choice questions, others that require some narrative.

I have nothing against EPMS, but their clients just won't be weaned off of long, complex and redundant reports. I greatly prefer doing apartment shops for just about anyone else in the business.

i am a starter and have only tried Ellis till now,what are the names of some of best companies for apartment mystery shopping?

I have no interest in doing apartment shops, but they are bonused by Intellishop here every single month.
BTW, I don't take aprtment shops for less than $50. Plus travel allowance if they are more than about 20 minutes from me.

I just don't like Ellis. I tried doing a shop for them once and it ended up being a huge cluster and then they were rude about it. I've done video apartment shops for 4-5 other companies. The Training Factor was the worst because the report was so long.

i have signed up with interllishop but they have no apartment community shops in my areasad smiley i have been working with epms for 3 months and i loved it,but i have maxed out most of the management companies and i am not able to see more shops in my area anymoresad smiley any company like epms which has lots of apartment shops and specialize in apartment shops?
After Ellis reports TTF didn't seem so bad even though I hate Shopmetrics reports in general. The one video shop for TTF was only the second time an agent was a no show for an appointment so I had to return another day. It was here at home so not such a big deal.

i have nothing to compare to,but i dont hate epms reports, they pay pretty good per shop and $50 for video,so i cant complain,but i dont know how other companies handle reports so..
Ellis reports are by far the worst of any apartment shop I've done. With my own equipment I get $60 for video and hold out for a minimum of $45 to $50 for traditional shops when they are close to home and can fit in with other work.

I did my first 8 apartment (video) shop. Love them!

Any referrals to companies who loan equipment?
Only some companies require video. I just completed four shops yesterday for TTF and a total of 13 in the past month. I am not crazy about the reports but at least you have a couple of days waiting for a follow-up. Pretty soon I am sure I won't be able to shop with TTF as I will have completed all the apartments in the area!
Some are video, some are audio, and some are just "narrative."

Time to build a bigger bridge.
I do Ellis only when there is no target person. I like to plan my route to conserve on fuel and I used to do all Ellis but when you cannot reach your target I am screwed and need to drop from my daily route list. When that happens then it is a loss of revenue for that day. So I just don't do 'Target person shops"
The other issue is that their reports really suck up alot of time but that's the nature of the beast. I try to do 4-5 of their shops in a day.
Helps when you are retired and bored! LMAO!
We have a lot of apartment shops open in the New England and Maryland areas. They are traditional shops and not video shops. We occasionally also have email shops for apartments, but they usually get snapped up before we even send out emails.

Please let us know if you have an interest in revisiting apartment shops with The Training Factor. While I understand that, long reports are tedious, we have tried to alter many forms to not include a comment unless it is being scored negatively. I work for the leading training provider in our industry and our clients use both Ellis and our own in house Training Factor shops for training to see weak areas where training is needed. A lot of these details can help uncover weak areas that can help companies increase their bottom line. Until I had more insight in the meaning behind apartment shop results, I agreed with you. I promise our clients are grateful for those reports with details.
