targeted apartment shop

I know that there has been a lot on here re this topic. I am doing my first targeted shop and I am not sure of the calling procedure. Do you just keep calling until you reach the target? If it is not the target do you hang up or what? Thanks.

That's what I have done. Well, sometimes, I apologize for dialing the wrong number, act like I was calling another business, etc.

I'm doing one tomorrow as well...I call and either say, sorry wrong #, or what are your hours, thank you.
took me hours to reach target, hope he shows up and doesn't give me to an Agent, which he threated to do,
he is the Manager and doesn't usually show property.

Most companies have guidelines as to how may calls to make within a designated period and what to do when you cannot connect within this. These are usually covered in your shopper instructions. If in doubt, contact your scheduler via. e-mail so that you have a record of their response. They are held accountable for missed timelines and could easily pass the blame onto you if you do not cover your assets (I have had this happen).
I hate targeted shops. Not all agents identify themselves over the phone.

Usually,if you have a confirmed appointment with the target and get passed off to someone else, you shop instructions will state that you continue with the substitute and will be paid.

Irene, what do your shop instructions have to say about that situation?

I've got a couple targeted shops to do. I've made 4 calls each to the leasing offices. For each one I got 2 recorded answers and 2 wrong person answers. I emailed to see if I can ask for the target so I can complete by due date. Sure hope so.
When the wrong person answers, I use a fake accent and say something like, "Is this Walmart?" Told it is not I grunt or apologize and hang up. Next time I may just use a crisp, "Sorry, wrong number." Next time I ask, in an accent, for some fake name. Etc., etc., and so forth. Rinse and repeat.

Block your number, if you can, so they don't see the caller ID. If you can ask for the target, that makes life so much easier, but you rarely can. They somehow think that *that* will tip the team off that they are being shopped, and *not* the fifty phone calls they get with people hanging up or speaking in foreign accents. (Not mocking you all- I do it too!) I will almost never take a targeted shop unless it is heavily bonused.
It depends on the MSC guidelines yet usually in a targeted apt shop scenario, you have to call the property to reach the targeted agent, set an appt, and then conduct the visit. Sometimes, you have to call an MSC's 866, 877 or 800 # for the call to be recorded or have to use your own tel # by blocking it via *67 or something.
If you aregiven an 888, 800 number even if your number is blocked your number will still show up on their lines (they keep track of 800 #'s) Leasing agents now are starting to call back, so blocking your number does not work all the time.
I can't speak for other MS companies, but most of our shops we get the direct office non 800 number and that way your calls are blocked if you block your calls.
Any toll free numbers are not blocked. Whenever you use a toll free number the person receiving the call has to pay for the call. Becasue of this they have access to your number.

I think there is a conspiracy on calling the target via the recorded call method. I took two apt. assignments from EPMS last week and despite repeated calls to both targets I either got a recording or the wrong person answered. So Tuesday I get permission to call one apartment complex and ask for the target. Lo and behold the very next time after getting permission I called and the target answered! So after more attempts to the second target and getting recordings or wrong person, I finally get permission to ask for target. Again, to my surprise on the very next call, my target answered.

Is technology far enough advanced that the phone system EPMS is using allows a switch (for lack of better terminology) to be thrown which causes the target to pick up the phone?
