How do you remain objective when you are asked for your opinion? ie Agent's overall attitude and impression

"Opinion" is an opportunity to not be objective. Of course it helps to give a 'because' that influenced your response.
As someone with an extended career in property management, I find that this is both the easiest and the most difficult part of the shop sometimes.... I always trained my leasing agents to "be the face" of the property as they are often the first point of contact with it. That being said, not everyone is Little Ms/Mr Sunshine, but hopefully they make you feel welcomed and seemed interested, focused on you. I personally can't stand to see the leasing agent who looks as if they are dying to be anywhere else.... Who wants to look/lease/live somewhere that even the folks getting paid to be there don't want to be?

I've taken a break from Ellis reports because they are extremely unnecessarily lengthy (which I've found varies by region through my travels) but have come to struggle with this recently as I picked up shops for them.

The agents knows the questions that are on the report (I'm actually confident that they see the report too) so ime (specifically with regards to the terrible ones) they hit all the 'required' checklist but you can feel the ingenuity during the tour.

I usually write a more favorable report than they deserve because the written has to match the yes/no questions.
