Requirements: Must say you are SINGLE and the ONLY adult occupant, otherwise the agent will not close because all adults need to be present to apply.

Do NOT bring children with you. Visit alone.


You will portray yourself as a serious prospective tenant, who wants to move in 30 days. You are shopping for yourself, unless otherwise instructed.

Visit the property and ask about apartments. Tour the apartment and see if the leasing agent tries to close the sale.

You MUST try to tour an apartment, whether it is the size you want, or not.

If no vacant units are available, ask to see a model. If the location does not have a model, ask to see floor plans or apartment layouts.

You must get a business card from the leasing consultant. If (and only if) the consultant does not have a business card, you must get a brochure or other community literature. Without one or both of these things, your shop will not be accepted and you will not be paid.

Be flexible about your move-in date, but generally request to move within the next 30 days or so.

The leasing agent may follow up with you via phone, email or regular mail. For 5 days, you must track the leasing agents attempts to follow up. After 5 days, answer follow up questions and submit the report.

Reason for visit: Observe customer service, sales ability and closing skills of the leasing agent.
