As The World Turns with EPMS- Episode 27.

I had accepted a video job with Ellis that I had time to complete before the end of this month. It was a random apartment, no bonus. While in between jobs with the possibility of completing the random apartment toward the end of the day, I receive an email that says that the shop has changed to targeted, which was well after I accepted it.

Keep in mind that this apartment community is quite large, and has probably 4-5 agents. Now, its end of month, and its targeted. Ellis, if I had wanted to shop a targeted location, I WOULD HAVE PICKED A TARGETED LOCATION!!! I wrote the scheduler indicating that this wasn't right due to already accepting the shop as a non-targeted, and now its changed to targeted out of the blue. The scheduler responds back "Well, the client wants that." Nothing more, nothing less.

Ultimately, I cancel out of principle due to Ellis not honoring our agreement after self-assigning the shop as random. I've worked for them for a number of years, and this is the first time that I've experienced this. Is this typical of them from your experience?

I have done hundreds of shops for EPMS and have never had this happen.

Shops do get changed and cancelled from time to time with all MSC's. Had this happened to me, I would hope that I would get a note from EPMS saying something like this: "Dear Shopper, the client had changed the requirements of the shop. They now want a specific leasing professional targeted. If you are able to complete this shop under the new requirements, we will add an additional $10 bonus for your troubles. If not, please let us know so that we can remove the shop from your record (with no penalty, of course) and attempt to find a different shopper."

I wish they did. They emailed me about 90 minutes before I was to begin calling the location for the random agent. It was just pure luck that I had airplane mode off at the time (I have it on for all shops) so that I could receive thst update. No additional compensation was offered for the inconvenience, and not even an apology.
I completed my fist job for Ellis during the summer of 2006 and the last in 2015. During that period, I logged 192 shops of the traditional, audio, video and property inspection varieties. 31 days after submitting my report for #192, I was informed I had visited the wrong location. As I knew that was not correct, I appealed, but lost. I then quickly terminated our agreement and have never regretted that action. It is almost impossible that, in this business, it could take 31 days to notice an incorrect visit.

I’ve had some strange occurrences with EPMS/Ellis lately. Some of my uploaded videos weren’t downloaded by the video department in a week (!) So the link expired and I had to re-send them to my scheduler. Communication was wonky at the end of 2019. I found myself looking for target agents who no longer worked at the property - and had been gone for months.

*shrug* I have no idea what is happening in the video department there, but it’s not good.
EPMS drives me nuts at times. Eric, your experience would not surprise me one bit. I have had targets who were not leasing agents. One target was was a maintenance worker and very annoyed that I was calling him.

I had the same thing happen with an audio file. I KNOW I uploaded it (because it took a long time, which really annoyed me). Several days later I got an email saying they were still waiting for the audio.

Despite their quirks, I like EPMS over the other apartment MSC. EPMS pays like clockwork, and shoppers can summarize the call and visit details.

I agree. They're the first job board I look for apartment shops.

And its not to say that I don't like them, Honny. They do have quirks, yet it appears that they have more of these quirks at greater frequency than anyone else.
I simply just don't work for them. Period.

bgriff, they can be very frustrating, like in Eric's case, but overall, they are pretty good to work with. I have never had a report come back for clarification.

The other MSC, wants a dissertation for every narrative. And that's not enough.
