I am brand new to this forum. My husband and I are moving back to San Antonio and I am interested in becoming a mystery shopper, specifically in the property management area. I was in that field for 22 years and I feel I would be good in shopping this area. Any tips I can get would be appreciated. Looking forward to doing this!

Welcome! You will find a wealth of information here, all posted by real mystery shoppers. The best way to start learning is to go to the New Mystery Shoppers area of the forum and read, read, read the topics "pinned" to the top of the list there. That will help you understand the business you are about to start, and how to avoid many mistakes. Next, realize that you may want to start with shops that are somewhat easier than apartment shops, such as banks or grocery stores or fast or fast/causal food. Then, find the list of nearly 200 legitimate MS companies at the foot of the page. Start by signing up with the "15 most mentioned." They tend to have some work just about everywhere. Try out a few of each type of shop that they have in you area. And, on any day when you wish you had MS work to do, but do not, sign up with 5 more MSCs. Most of all, enjoy!

First tip about apartment shops.... because those longish interactions make the shopper memorable, AND because the management companies tend to keep records (and share them!) of who has visited any of their properties, shoppers usually cannot make repeat visits to a particular community, or only a few years apart. For that reason alone, you will do well to broaden your horizons. Just read all shop guidelines and you will learn what the client wants for each assignment.
