Ok. I understand that part. I guess I was confused about how you were sure you were getting the person on the recorded line and how you were using it from *67. I see now why the target would answer after the phone was disconnected.

By the way, what is the percentage of new home recorded shops to new home video shops that everyone has done (or seen offered)?

I have not seen opportunities for video home shops but have seen/done video apartment shops.

For new home shops, I have seen very few that are audio only. I do almost entirely video shops, and do dozens of those a year. Many video shoppers do four to five times as many as I do.

Sometimes new home builders have sought to save some money by going with "audio only" shops, but they soon return to the video shops as soon as they can afford them. Video is soooooo much better for purposes of retraining the sales rep!

The employee turnover in apartment offices is so much higher than in new home sales that you can expect to see apartment offices shopped much more frequently than new home sales offices. In addition, leasing management companies are very, very concerned about less experienced agents getting them into serious fair housing legal trouble, so they send in shoppers more often. Some apartment leasing rep "positions" are shopped once a month, whereas it's more like once per quarter (or less) for a new home sales rep.
