Specific Person Apartment Shops

Can anyone give me advice on doing apartment shops where you shop a specific person? How do you explain asking for a specific person you don't know? Do you say you know someone in the complex and if so what do you do when they ask who?

Each MSC has slightly different rules, but.... For the most part, you call and, if the right person doesn't answer, you find a way to quickly end the conversation. Then, you try again later. You keep trying to reach the target until s/he actually answers the phone. At some point, you will be permitted to ask for the target, at which time you say that you were referred to them by somebody. You have to keep this vague as you don't want them to figure out that you are lying.

I never thought about the calling and saying I got the wrong number or doing the 5 calls I get at my office a day "is this xxx company? No, are you sure?"

Make sure you use *67 with your calls, even when placing them through the MSC's recorded number. Some systems do not mask your number. Found this out when a leasing agent returned my call from their caller ID.

When I get permission to ask for the target, I don't offer how I got their name unless they ask. Then, I simply say, "I called earlier/yesterday and the lady/guy said I needed to speak with you."

I say Yelp.

"I was walking around there last weekend, to see if I really liked the complex. I asked a woman who was exiting how she liked living there. She said to be sure to ask for you.." Since many places pay residents for referrals, you may be asked who that woman was. I am ready with a vague answer about someone in running gear with a baseball hat covering her hair. This story can be varied for any occasion.

I have called off and on today about 5 times and did not get my target. I got the answering machine twice. I will try again tomorrow and then asked for them directly I guess.

What do the guidelines say about asking for the target? Some MSC's will forbid this unless you check in with them first....
