Whose performing apartment mystery shops that require an in person tour. Are the tours now self guided?

I've done both. The self-guided ones were all for the same management company, so I assume the decision as to what to do comes from Corporate.

Some are self tours, or virtual tours, while others are escorted by the agent on site.

For self tours, make sure you get proof you were on site, in case this is later requested.
For the one shop I did that could have been completely contact-free (with an unlocked apartment door and material left there for me) I forced an interaction to ask the required nondiscrimination/safety questions. Any suggestions for doing it different next time? Or has anyone have success just explaining the situation on the report?

I explained the restrictions in my report, and included proof that I was on site, even tho no promotional materials or a business card were in the vacant unlocked apartment.
I would recommend that a shopper GeoVerify & take a time and location stamped photo, just in case. It can't hurt.
totally unrelated question - How are REAL property tours being done nowadays?

If someone is buying a home, are they doing full tours as normal, but just with face masks on? Anyone know of someone buying a home via virtual tour?

I think I've read people buying homes early during COVID sight unseen even. These were wealthier city-dwellers wanting to get out ASAP and were buying up marked up priced homes in places with few people totally unseen. Kind of risky sounding. (eta: Although, if you've got millions, maybe you don't care to lose $300,000 at worst.)

Is this still happening?

Realtors are still escorting their clients through properties for sale. They're taking the necessary steps to protect themselves in the process.
I have done several new home video shops. They are full guided tours and interactions but they should be wearing masks. One SR only wore her mask half the time and I tried to sit and stand at a safer distance.

I did a LOT of virtual apartment tours with one company during the middle of the pandemic this summer ... although the pay was low ($10) and a big challenge was you schedule a virtual tour in advance, and then the apartment complex didn't show up.
You would think that virtual tours are the norm now, but NO some people do not understand tech.
