EPMS (asking for a SPECIFIC PERSON question.

Hi, Hoping somebody can help answer. I have been assigned an apartment complex shop for a specific agent. I have done a few shops, but not when asking for a target person. What if a person answers (1st/2nd call, etc.), and they don't introduce themselves by name? I assume we don't want it to be known that we are shopping that individual? Thanks all!

Been there, done that...got the T-shirt. Its a one-time use tool but here is what I’ve done in the past.

First look at all the listings for ACME Apartments. Often they have 3 or 4 shops for the same place. Make a note of all the names. Then....Don’t do it on the first call. Don’t do it on the 2nd call. By the 3rd call pull this act.... Lets say your target is Janet Wood. When you call after they say, “Thanks for calling ACME Apartments, can I help you?” pause for a beat. Maybe a second or so....then say in a confused voice, Astrid? (use a name that isn’t too common these days...Elenor, Morris, Feliciana, etc... just make sure it’s not one of the other targeted leasing agents).

They will likely say “who”. Then you ask for Astrid again. They they will say, “Nobody here by that name. May I help you?”. At this point, asking who they are is something that would happen normally in a conversation and you don’t look like you’re trolling for a specific person. If she gives the name as a target...score! If not, you can come up with a benign excuse saying you have the wrong number to disconnect the call.

Usually after 2 or 3 days, EPMS will let you ask for first names only.

Make sure if it's a targeted shop you get the right person. I completed a shop that was denied because I had shopped the wrong "put in name here". There were two people with the same first name working at the property. I shopped the wrong one.

Thanks for your feedback! Really appreciate it. That was an unfortunate situation with the two same-name targets! There would have been no way of knowing that until after the fact. I'll definitely keep that in mind.

Here in my enclave one of the properties had Vyctoria with a "y" and Victoria with an "i". #FML

One time, one of the schedulers at EPMS re-assigned me to whomever answered the phone. For example, one apartment had 4 shops going. The targets were Archie, Jughead, Betty, and Veronica. I arranged it before hand with the scheduler--I signed up to evaluate Archie but if Jughead, Betty, or Veronica answered the phone, the scheduler would "switch" me to the other target IF they were still on the board at the time of my call. I don't know if this was kosher with the higher-ups over there or if it was something that was and extraordinary effort but they did it for me once. Anyway, it worked out well for me the one time it happened. I seem to remember some hesitancy when I requested we try it again though.

You also got to understand that if you call and Reggie or Moose answer the phone, you are pretty much tied to your target at that point. So it's risky and I'm not sure your scheduler would be down to clown on something like this.

My favorite saying ever..."If you don't ask, the answer is "no" So see if there are any other targets on the board for the property and if there is, see if your guy/gal at EPMS would be willing to work with you. Your goal is to get the job and get paid; their goal is to get the apartment evaluated.

How would you determine which one aswered the phone? Ask them how it's spelled?

Or set the appointment and hopefully she responds with something like, "ask for the Victoria with a y"? And what do you do if you need to shop the one with the "I"?
@metro25782 Wow that is a great way of doing it I’m surprised I didn’t think of that. Luckily I’ve been doing apartment shops, mainly with Ellis but two or so with other companies now too, since early May and have done about 15- this has only happened to me with one specific apartment community (twice I called and the person didn’t say their name- the first time around it wasn’t the target but the second time around it actually was) and I freaked when the agent answered the phone and didn’t say their name. Usually when someone other than the target answers I ask a general question like “I was just wondering, do you have a pool?” Or “Are you a pet friendly community?”. I think, at least the first time around, I started to ask such a question and then pretended that our connection was bad and I couldn’t hear her well and said “I’m sorry what did you say your name was again?” and she told me her name and I continued to ask my question. But your suggestion is better and I will definitely do that if I run into that problem again. When it happened to me I made sure that I mentioned it in the report as a suggestion for improvement- that leasing agents should be sure to state their first names when answering the phones.
I have the perfect solution. Don't do specific person shops. I refuse to do them.
Targeted shops are a pain. I shopped a target named Rochelle who went by Elle. Sometimes, the target is not the leasing agent but the manager, so if you try to talk to the manager they will just transfer you to the leasing agent. I also stopped doing targeted shops.

I don’t think I made it clear earlier.....

If the apartment complex has 4 targets; Archie, Jughead, Betty, and Veronica, the one time I was able to get it switched from Archie to Jughead was because I told the scheduler that prior to making any phone call. So she was expecting me to come back later that morning and say, “I couldn’t get Archie but I got Jughead” and took Jughead off the board, transferred my recording over to his evaluation and I proceeded from there. The switch has to be coordinated.
After several unsuccessful calls, I was given permission to ask for the target. After several tries, I reached him. He was in the maintenance department.
