apartment shops and initial phone call

When you call the office, how do you begin the conversation? I say "I'm calling to get information on a __ bedroom apartment?" Is there a better way to begin the conversation? I ask this question because more often than not, the leasing agent hesitates somewhat as if she is confused by the question, then she begins the needs assessment....when are you looking to move, how many occupants, pets?....etc.
BTW...I learned the hard way that it is too much trouble to reach a target agent when you work during the day. I only do 'anyone' shops!

I start off with, " Friend of mine says that you might have some apartments for rent/lease." This seems to work fine as something the agent expects...winking smiley

I recently did some phone shops for apartments, and the MS company suggested, "Hi, I'm looking for a 2 bedroom apartment" as the opener. Don't say anything else and let the agent take the lead. That way, you can judge their selling skills.
It is good to just say you are looking for an apartment. That gives the leasing person the chance to ask how you heard about them. Then you can say a friend told you - be careful, though, they might ask questions about the friend - I usually say "a friend's mother or my buddy's wife" - gives you a reason to know nothing about this fake person. Or you can say you saw the apartment (or the leasing sign, or whatever) on your way to work.
